Homeowner Manual

  • Brief history of how Lakewood Ranch and Country Club East (CCE) were developed
  • Summary of how CCE and its neighborhoods are governed as well as the roles and responsibilities of the Homeowner’s Association (HOA), the Board of Directors (BOD), the property management company (Castle Group)and the Board-appointed committees
  • General information regarding mail service, trash pickup, and gate house entry guidelines
  • Rules and regulations on how homes and property must be maintained and residents are expected to conduct themselves in CCE
  • Process for enforcement of compliance with Declarations and rules and regulations
  • Procedures for residents applying for modifications to their home/property and general standards used to evaluate the merits of modification requests

Bylaws and Amendments

  • The HOA is governed by (1) a Board of Directors who are elected by the members and (2) a set of rules called bylaws. The bylaws govern how the HOA operates and contain the information needed to run the HOA as a not-for-profit business.

  • How the members of the Board of Directors are elected and their term lengths, how Board meetings are conducted, Board meeting voting procedures, how often meetings are conducted, authorities of the Board, and officer positions

Declaration of Covenants, Conditions, Restrictions, and Easements

  • CCE’s Declaration of Covenants, Conditions, Restrictions and Easements (CCR&Es) describes the requirements and limitations of what you can do with your property. The goal of CCE’s the CCR&Es is to protect, preserve, and enhance property values in the community
  • In addition, CCE's and the CCR&Es define:
  • Membership and voting rights in the HOA
  • Common areas, easements, and utility systems
  • Guidelines for assessments
  • Requirements for maintaining units/lots
  • Restrictions on use of properties
